3 Day Notice Policy

We do our best to be flexible and understanding with all residents, treating everyone with the same fair guidelines. Generally, if you notify us in advance, that you are experiencing a hardship and may be late with rent, we will try to work with you.

In almost every case, rent is due on the 1st and late fees apply after the 5th (unless otherwise specified in your lease). Please note, this does not create a grace period, rent is due on the 1st and should be mailed at least 3 days prior. We serve 3 day notices on the 2nd of the month in many cases. Get your rent in on time! This is your main obligation under the terms of your lease. Please read your lease carefully.

Your rent must be received by the 1st of the month. It is late on the 2nd day of the month. The landlord is permitted to serve you with a 3 day notice to pay rent or quit on the 2nd day of the month. If you are served a 3 day notice to pay rent or quit, you will be required to thereafter pay your rent either in person or by mail to our post office box. After the fifth day of the month, you will not be permitted to make an online ACH payment using the tenant portal.

If you receive a 3 day notice to pay rent or quit, you must comply with the notice within 3 days or you will be served with an eviction lawsuit.
