Most non-urgent repairs will be handled within 30 days. You will get a response to your written request within 48 hrs.


General Plumbing, Toilets, and Leaks

If you have a water leak and can see a large amount of water overflowing from the toilet or sink, call Khan the plumber (number below) immediately, then call Nick and the office emergency number below.

Every toilet and sink has a shutoff valve, locate this valve at the base of the vanity, under the kitchen sink, or at the base of the toilet, and TURN OFF THE WATER VALVE. Take a minute to locate this today.

** After any water leak make sure to keep windows cracked to allow moisture to escape rather than build up mildew**

Clogged Drain 

*Each bathtub/shower is required to have a hair trap. If you do not have a hair trap please request one from Celina, we will provide them.

If your sink, toilet, bathtub, or shower becomes clogged due to hair or non-organic matter being flushed YOU WILL BE CHARGED for snaking the line. Snaking costs between $50-$180. DO NOT ALLOW HAIR TO CLOG YOUR SHOWER/TUB and only flush toilet paper. 

If you have a roof or ceiling leak and can see or feel water entering your unit from a window or from the ceiling, call Matt immediately. PLACE A BUCKET BELOW THE DRIPPING WATER and use towels to sop up any standing water.


Many of the buildings we manage are older. The walls are sometimes plaster and the plumbing may be galvanized rather than copper. Also, the amount of electric power coming through the building can be on the low side. What this means is that there can be noise transmitted through the floors, sometimes sediment can gather in the plumbing causing low water pressure, and if you use a hairdryer and microwave at the same time you may blow a fuse. Some older buildings also have drafty windows and no insulation in the walls. This can create moisture problems that require the resident to open windows more diligently. We do our best to remedy these situations, but sometimes there is nothing that can reasonably be done to correct an old building’s shortcomings.

Oftentimes these older buildings make up for the lower functionality with character, better natural light, larger windows, and period detailing. Most of our buildings are also located near public transportation.
